The Central Government’s Pradhan Mantri Awas Yojana – Urban (PMAY-U) is for urban families that do not own a pucca house. The original scheme began on 25 June 2015. Its second phase, PMAY-U 2.0, began in September 2024 — with a target of giving pucca houses to 1 crore additional urban families, running from 2024 to 2029. Eligible families get Central assistance of up to ₹2.5 lakh to build or buy a house.
Who is eligible
PMAY-U 2.0 is for urban families in which no member owns a pucca house anywhere in India. There are three income groups — EWS (annual income up to ₹3 lakh), LIG (₹3 lakh to ₹6 lakh) and MIG (₹6 lakh to ₹9 lakh). Aadhaar numbers of all family members are compulsory. Families that took benefit under any Central or State housing scheme in the last 20 years are not eligible. Ownership in the woman’s name, or joint ownership with the spouse, is encouraged.
How much assistance is given
The assistance depends on the scheme’s four verticals. Under Beneficiary Led Construction (BLC), EWS families building a house on their own land get up to ₹2.5 lakh. Under Affordable Housing in Partnership (AHP), buying a ready or under-construction house also brings up to ₹2.5 lakh. Affordable Rental Housing (ARH) provides rental housing for urban poor and LIG families. Under the Interest Subsidy Scheme (ISS), home loans get an interest subsidy of up to ₹1.80 lakh — on loans up to ₹8 lakh, paid in five yearly instalments of ₹36,000 each.
How to apply
Applications are made online at the official portal pmay-urban.gov.in — fill the PMAY-U 2.0 form with Aadhaar and income details. For the ISS category, the portal generates an online assessment letter that can be given to any participating lender. Those who cannot apply online can get the form filled at the nearest CSC centre for a fee of ₹25 + GST. Always do the eligibility check on the portal before applying.
What is different in PMAY-U 2.0
In the old PMAY-U, home loans got a subsidy under CLSS; in PMAY-U 2.0 it is replaced by the ISS, with an income cap of ₹9 lakh a year and a subsidy of up to ₹1.80 lakh. CLSS subsidy on loans already sanctioned under PMAY 1.0 continues as before. Construction under PMAY-U 2.0 is tracked with geo-tagging, so the money is used for the right purpose. By 9 August 2026, a total of 1.25 crore houses had been sanctioned across PMAY-U and PMAY-U 2.0.
